  • Lease Terms

    Q: How long is the lease term?

    A: Lease terms are fixed between the start and end dates listed in your agreement, with renewal options available based on availability.


    Q: How do I give notice to move out?

    A: A 30-day written notice must be submitted through the Online Portal under “Give Notice to Vacate”; verbal or email notices are not accepted.


    Q: What happens if I don’t submit a 30-day notice?

    A: Your lease will automatically convert to month-to-month, and you will be responsible for continued rent payments.


    Q: Can I terminate my lease early?

    A: Yes, but you remain responsible for rent through the lease end date unless you find a Zuma-approved replacement tenant and cover applicable fees.


    Q: What are move-in and move-out times?

    A: Move-in begins at 4:00 PM and move-out is at 11:00 AM; late departures without approval may result in additional charges.

  • Deposits

    Q: When is the security deposit due?

    A: The security deposit must be paid within three business days after signing the lease.


    Q: Can I use my deposit for the last month’s rent?

    A: No, the security deposit cannot be applied toward rent or other charges without written approval.


    Q: How is my deposit refunded?

    A: After move-out inspection and submission of your bank details, any remaining balance will be refunded with an itemized statement within the legal timeframe.


    Q: What can be deducted from my deposit?

    A: Cleaning beyond normal wear and tear, damages, unpaid fees, missing keys, or other lease violations may result in deductions.

  • Move-In Process

    Q: When must move-in charges be paid?

    A: All move-in charges must be paid at least 24 hours before your scheduled move-in date.


    Q: What should I do after moving in?

    A: Report any damages within 48 hours through the maintenance portal to avoid being held responsible at move-out.


    Q: What if I sign but don’t move in?

    A: You are still responsible for rent and lease obligations once the agreement is signed.

  • Utilities

    Q: Are utilities included in rent?

    A: Yes, utilities are included (on some properties), but overages exceeding the per-person limit may be charged and split among occupants.


    Q: Is internet included?

    A: Standard wireless internet is provided, with upgrade options available at the tenant’s expense.


    Q: Are there internet usage rules?

    A: Yes, illegal downloading or copyright violations may result in fines and service suspension charges.

  • Pets

    Q: Are pets allowed at Zuma?

    A: Pets are not allowed unless they are certified service animals or have prior written approval.


    Q: What happens if I bring an unauthorized pet?

    A: You may be fined and required to remove the pet immediately, along with potential cleaning charges.

  • Do you accommodate international students or professionals?

    At Zuma Housing, everyone is welcome. We understand how hard it is to find a home in LA, especially when you are coming from abroad. Our goal is to help you find a home with ease as much as we can. We offer our services to everyone around the world.

  • Are utilities and amenities included in the rent?

    All utilities and amenities including gas, electricity, and Wi-Fi are included in the reasonable rent amounts. We operate in a business setting in which we ensure our tenants do not deal with any hidden costs or extra shadow payments.

  • Can I book a viewing? Like a physical room tour?

    At Zuma, we adapt our operations with the latest technology available to serve our tenants. For this reason, we encourage our future tenants to do virtual tours through their mobiles or desktop from anywhere. We’ll make sure that all videos and pictures are accurate, updated, and as realistic as possible. 


    If we can’t offer updated virtual tours of a specific unit you want, we can offer physical viewings.

  • Who can I reach out to if there are any issues with my stay?

    If you have any concerns regarding your stay, you can reach out to one of our housing coordinators through the online tenant portal.


    Log in to your online portal and send your queries under work orders. Once sent, we will review these issues as soon as possible and get in touch with you within 24-48 hours depending on the urgency of the situation. 


    Any concerns such as maintenance, plumbing, and Wi-Fi service will be actioned immediately. 

  • How do I report a concern?

    Any concerns you may have will be addressed by one of our sales team members after you express them.

  • Do I guarantee or cosign the lease?

    Zuma Housing offers the option of adding a co-signor to your lease agreement to further help you find housing in Los Angeles.

  • How do I pay rent?

    All payments are done through our online tenant portal. Rent payments are collected every first day of each month.

  • Can I automatically deduct my rent from a checking account?

    Yes. Automatic payment options are available with the Zuma tenant portal. 

  • Is there parking available in any Zuma listings?

    Parking options depend on the property premises. But, most of our properties have street parking options. Tenants can avail of parking spaces for a very reasonable monthly fee. 

  • Do you offer shared rooms?

    Yes. Zuma Housing offers shared rooms, private rooms, and as well as an entire place option.

  • Can we rent shared units as a group?

    Yes, and we highly encourage it! We offer group applications in which multiple people can apply using the same lease agreement.
